Welcome to our plans for Hatch Farm
Hatch Farm is a circa 69 acre site located to the south west of Sindlesham Village, and forming a key part of the wider Garden Village vision: being the north eastern gateway to the Garden Village.
It sits within a wider strategic allocation that will deliver:
- Around 3,930 homes across the Garden Village.
- 100,000m2 of dedicated new employment space.
- New Primary and Secondary schools with Early years and SEN.
- New comprehensive sports hub and playing facilities.
- Comprehensive package of new road, active and public transport routes and improvements to the existing highway network.
- 2 x Local Centres and a Central Village Centre.
- A network of green spaces including a 500-acre country park.
Positioned strategically near Reading, Wokingham and Winnersh, the Garden Village benefits from strong existing connections while offering the opportunity to create a new, integrated community. The vision is shaped through collaboration with key stakeholders and landowners to ensure a cohesive, well-planned and deliverable masterplan.
As an early phase of the Garden Village, Hatch Farm plays a key role in early delivery of homes and wider place-making creation.
The delivery of a landscaped led new neighbourhood that integrates with this wider vision will help set the benchmark for quality, design and sustainability.

A new local centre
A vibrant hub positioned at the gateway entrance
Designed to maximise accessibility and activity, the local centre will act as the social heart of Hatch Farm. Features include:
- A local shop for everyday community needs
- Café and flexible community space
- Remote and co-working space
- A selection of small business units to support the next generation of new entrepreneurs.
- A mobility hub with cycle parking, charging points, car clubs and repair facilities
- Bus stops and public transport connections
- Civic Space for events, markets and social gatherings
The local centre will create a strong sense of place while supporting sustainable, day-to-day living.
Long term stewardship
Hatch Farm is designed for the long term – environmentally and socially
We are proposing the creation of a community ownership model which will manage the common part of the site including the Local Centre and help care for the landscape (green) and drainage (blue) spaces over the long term. Income generated through the Local Centre will help support the maintenance and stewardship of these spaces for the benefit of the community – the stewardship of Hatch Farm, will form part of an integrated strategy with the wider Garden Village.
The Stewardship Plan will:
- Manage the Local Centre and income generating opportunities.
- Maintain and enhance the lasting green infrastructure for future generations.
- Take responsibility for maintaining the sites 20% biodiversity net gain habitat environment.
- Maintain the sites blue infrastructure (SUDS) which are interwoven into the site’s green spaces.
The stewardship-led approach ensures these community assets remain resilient, attractive and functional not for just today’s but tomorrow’s generation.

Construction management
The delivery of Hatch Farm will be carefully managed
Key principles include:
- Phased delivery, aligned with infrastructure and access improvements
- Early delivery of the Mill Lane to Hatch Farm Way link road
- Retention of Mill Lane North access until new connections are operational
- Careful management of construction traffic and site compounds
- Protection of existing landscape and ecological features
- Early implementation of drainage and flood mitigation measures
Indicative programme:
- Planning submission: June 2026
- Committee decision: December 2026
- Construction start: Target 2027–2028
- Completion: Target 2034
